February 2011 saw 7 Resale Townhouses sold at The Carriage Homes of Avondale.  The average sale price was $381,913.  The average days on market was 14.

There are many condos in North York.  Each day anywhere from 20 to 80 new condos will be listed for sale on the MLS.  With appoximately 87% of buyers starting their search on the internet, you want your listing to be featured on a site that will show up in the major search engines like Google or Yahoo.  We all do internet searches daily for a whole bunch of different things.  Think about how you interact on the net.  How often do you click on the first link shown, or on a link in the first page of results?  How often do you go past the 2nd page.  If your like me, not very often.  So you want your condo listed for sale on a website that will show up in the search engines by searching for keywords that a buyer for your property would search.

Now a days with 30,000 sales representatives holding their registration with the Toronto Real Estate Board,  Technology is what will set them apart.  In the search engines typically there are 10 results per page, we already established that most people won’t continue past the first 2 pages or 20 results, so only a few will be able to get you the exposure needed to generate buyers.  This website is for the Avondale community more specifically Condos on Harrison Garden Blvd.  so I did a search on google for “Harrison Garden Blvd Condos”.  Pictured below is a screen capture I took of the results I got,  I marked with a red arrow where My websites ranked.

Next I went to yahoo and searched “Harrison Garden Blvd Condos For Sale”  As you can see in the photo below, I took up 4 spots in the first page.  Including 1, 4, 6 and 9.

These are both keywords that buyers looking for your condo would search.  Go a head do some searching of your own,  I am sure you find this site on the first page of most keywords you think buyers would find your property for.

• The maximium amortization period for high ratio mortgages is reduced from 35 years to 30.
• The most you can borrow on a refinance is 85% a change from 90.
• The Canadian Government will no longer insure lines of credit secured against a property.

These changes will freeze out some buyers who need the 35 year amortization to lower the monthly expense for qualification purposes.

Are you thinking of selling your Harrison Garden Blvd Condo?  Every single day, I check the new listings to see what is now available for sale.  I cannot believe how many new listings have only 1 or some don’t even have a photo. 

Buyers are searching for your property online and they expect to see lots of photo’s.  The Toronto Real Estate Board’s MLS system allows a sales representative to post a maximium of 9 photos.  For most people, owning a condo is their largest investment.  Lets make sure all listings have the maximium number of photos allowed.  Hold your representative accountable for your investment.
